Welcome,
After living 20 wonderful years on this very special property, with its authentic Provencal house, we have decided to move back to the Netherlands, so that we live closer to our children, family and friends. Also since Domaine de Babaro is a large property, it needs quite a bit of maintenance. Now that we are getting older, that is getting more difficult.
We have spent many happy hours enjoying life in the Provence, the wonderful weather, the silence on our property, the wildlife, the peacefulness. But also the joys of the French influences, food and drinks, local festivals, contact with the other citizens of Aups as well as the with the many other foreigners that live here permanently or seasonally.
It would make us happy if we could find new owners that will enjoy the place as much as we did.

All about Domaine de Babaro
Authentic, quiet and surrounded by nature
Domaine de Babaro is a property of 30 hectares with both plains and forest. To reach the house you go about 500 meters from the D60 between Aups and Fox Amphoux into the forest.
There are no neighbours within visual sight, and the nearest neighbour lives about 800 meters further.
The building consists of two parts: the main house and an attached appartment with its own entrance on the other side of the building which is ideal for guests.
The main house
The main house comprises the whole first floor and half of the second floor. On the other half of the second floor the apartment is located.
The house is full of authentic, rustic Provencal details and has three large fireplaces. All floors are tiled, with mainly Provencal tiles. It has many robust wooden details and thick stone walls.
On the first floor of the main house you will find:
a large L-shape livingroom with two major sitting areas, a fireplace and a stove
a diningroom with a fireplace
a large kitchen
a storage room
4 other rooms that can be used as atelier
2 toilets
The second floor has:
1 large masterbedroom with fireplace and its own bathroom with bath, bidet and toilet

The apartment
The apartment is situated on the second floor of the building. It has its own entrance that is situated on the other side of the building. It is a super venue for guests that prefer privacy. It has:
a livingroom with a stove
a masterbedroom
a small bedroom
a bathroom with bath, bidet and toilet
a kitchen
a balcony/terrace on the second floor
a storage room
Other features
On the property there is a wooden house of 36m2 as well.
There is also a large swimming pool that needs construction work.
Good to know:
Electricity is supplied by EDF.
Water supply is through our own well. There is a pump and a reservoir.
Central heating in the main house is operated by oil. There is a large oilcontainer next to the building. The seperate apartment has no central heating.
Heating through fireplace and stove is fed with wood from our own forest.
Waste water goes into the septic tank.
Telephone and internet is available through telephone cable.
Since the property is far from the main road and the building is situated fairly in the middle, there are almost no threspassers. Only during hunting season, it might happen that a hunter walks in the forest.
There are two old waterputs on the property.
The area is perfectly fit for growing truffles. Aups is the truffle capital of the south of France.
